*Add $25 charge for crawlspace foundations.
*Add $25 charge if home built prior to 1975.

*Outbuildings such as shops or sheds can be inspected for a small additional fee when agreed upon prior to the inspection being performed.
*$25 travel fee added for distances from 50-100 miles one way.

CONDO/TOWNHOME INSPECTIONS
Most condos and many townhomes are part of an association that is responsible for the exterior components such as the roof, exterior siding, deck and porch structures, and the crawlspace. With these properties, the condo/townhome owner is responsible for “studs in” components. So, we offer lower pricing for those inspections that exclude the exterior components for those “studs in” properties.

PRE-LISTING INSPECTIONS
Getting ready to sell your home?
We can do an abbreviated inspection checking some of the major components of the home. This can give you a heads-up to any major repairs that may be needed prior to listing your home or ones that will likely be found during a home inspection for the buyers. The components included are: roof, attic, crawlspace, water heater, testing heating and cooling, and electrical panel.

Investors Main Components Inspection
Are you an investor planning to flip or update a home in order to resell or rent? We’ve found that many investors are primarily concerned about the big-ticket items that could potentially be larger financial expenses. We offer an inspection that simply covers just those things. We know you’re busy looking for the next investment, so this inspection will save you a little time and a few dollars. The following items are covered: roof, attic, crawlspace, and the electrical panel.

New Construction 11-month Inspection
Did we inspect your new construction home? If so, we can return 11 months later and double-check all those important functioning components. Our 11-month inspection is designed to ensure that your new home has settled properly and safely. While it would be assumed that new construction homes are immune to common issues found with existing homes, that is not always the case. New construction homes can need repairs within the first year, and it’s critical to address these issues while your home is still under its builder’s one-year warranty.

4-Point Inspection
A 4-point inspection checks the four main parts of a home: the roof, electrical system, plumbing, and HVAC (heating, cooling, and ventilation). These are items that some insurance companies use to identify risk for insurance coverage.
